The process of foundation repair includes the following main steps:

Until you are remotely familiar with the foundation repair process, you may not be comfortable with it being done to your precious home. Being skeptical of what it might do to your home is natural. So, it is better that you know the main steps of how foundation repair is done. Also, you should know what you can expect while the process is being carried out.

The process of foundation repair is much more convenient and cost-effective as compared to foundation replacement. The average cost of replacing a foundation can be very expensive. Many times the cost can be upwards of twenty thousand dollars or more.  This can vary depending on the type of foundation that is being installed. While the average cost of foundation repair can be around five thousand dollars, major foundation repair with hydraulic piers can cost over ten thousand dollars.  Minor foundation repair such as cracks can cost around five hundred dollars.

Foundation Repair Services In General

  • First of all, all the decorative plants around the foundation of your home are carefully removed.
  • The second step is to dig holes in the concrete surface around the perimeter beam.  This is so the structure can be made stable.
  • In the next step, steel or concrete piers are installed under the foundation to support the weight of the house.
  • After the installation of hydraulic jacks the structure is raised during the elevation process.
  • Once the structure has been raised to the desired height, a concrete cylinder is placed on the cap block next to the hydraulic jacks. This cylinder is aligned with the beam, steel shims are driven between the beam and the cylinder, hydraulic jacks are removed, and another concrete cylinder is shimmed next to the first to stable the structure of your home and mitigate the weight on the support piers.
  • In the end, all the holes are filled, and all the concrete work is patched.

Foundation Wall Stabilization and Straightening

Cracked or unstable foundation walls can pose a serious threat to everyone. It causes major structural damage as well. Foundation walls can be damaged due to several reasons, but the main reason remains water leakage. As water faces the least restraint it enters your foundation through drifts or cracks.  This sinks the soil and destabilizes your foundation that can further damage the whole structure of your home.

For foundation wall stabilization, we use wall anchors, I-beam wall brace, foundation and slab piers, and crawlspace jack posts.  Along with high strength epoxy resin and carbon fiber strap material, these are also safe for the environment.  You don’t have to worry about the hazardous effects of materials used for the process. The wall anchor installations are designed in a way that enables us to install them quickly and without much disruption in the house.

The process can be completed in one day.  And, the corrosion resistance quality of the galvanized steel of the wall anchor system gives you a long-term foundation repair solution. If the issue of the foundation wall is coming from the crawlspace, it is also fixed and supported with the help of crawlspace jack posts. When wall anchors can’t be used for the stabilization, I-beam wall braces are used as an inexpensive and effective alternative. A complete foundation drainage system is helpful in draining all the water away from the house.   This prevents a lot of foundation issues.
